Condo Sewer Lines

    Within the last few years, several condos on my street have had their sewer back up and courtyard had to be torn up to fix the problem. The cost for repair was around $6,000.

    Sometime back, a person mentioned that a sewer backup could be fixed without tearing up courtyard.

    I have not had a problem - YET! However, I would like to be prepared for such an event.

    Where would I find such a company?

    BTW. Things have been very quiet at TOCS. Has everyone left for a cooler climate?
    Isn't it nice to have less traffic on the streets and people in the stores!?:highly_amused:

    So who is responsible to pay for this? Your HOA or you? And how far is the condo owner responsible outside their condo?

    You are probably talking about trenchless sewer line repair procedure. I've used it a few times so I didn't need to break up the concrete of a driveway. Many companies do that now. It's not always cheaper than the traditional method (at least not when I did it 10 years ago) so it depends on what you need if it works for you or not. Sometimes you're better off getting a brand new driveway. Maybe not if it's a courtyard though.

    Another point is you generally need to do it before the sewer line is totally collapsed. They feed a new tube inside the old one but if the old one is totally collapsed they can't feed the tube. They can do it if the sewers has cracks in it/blockages from tree roots or other reasons for cracking. If you want to know the status of your sewer line you can have it videoscoped. Beware of this because you can get scammed. They will show you the scope but it's hard to really see the problem in many cases.

    This company (NUFLOW 480-257-8552) has been working with many residents to "reline" their underground sewer lines and also can reline the lines in the house if they need it do also. All of this with tearing up concrete or the yard. The price is considerably lower. They will scope your lines for free and let you know if you have any problems that need done.

    Do you mean ......."WITHOUT tearing up concrete"......

    Lining is different than the replacement method I was talking about. Both are trenchless. With lining a lining is inserted into the old sewer pipe so you still have the old sewer pipe but now it has a liner inside. With the other trenchless method you actually get a brand new HDPE/PVC pipe. When they feed the new PVC pipe into the old one, the old one bursts away and you end up with a new pipe. Most older sewer pipes are usually a clay or cast iron material. Sun City also has some Orangburg.

    FYI, most of Sun City was built this way: Phase 1= Orangburg, Phase 2=clay or cast iron (I forget which one) Phase 3=PVC. There are exceptions. I'm in Phase 2 but have a PVC because supposedly my area contains some model homes for Phase 3. I also have the other Phase 3 features so that info is probably true. This sewer line Sun City history was told to me by my realtor, a long-time Sun City resident and seller.

    Cynthis, can you give the company name for the replacement method you are talking about.

    It seems to me that it is basically inserting a plastic sleeve which is similar to the other method.

    I'm in Los Angeles so I don't have a name for you. I believe the lining is a newer method. I did the pipe bursting method before. With reline they epoxy a flexible liner to the inside of the existing pipe---old pipe stays. With bursting it breaks the old line apart as they feed the tube--tube is thicker than the liner. They can't burst pipe under a house but they can reline. Bursting the pipe lasts longer. Pros and cons to both. You can read about it many places online.     I saved them for further investigation.

    Now for another question.
    Who trims fruit trees for a decent price?
    I'm fortunate in having a neighbor who takes the fruit for juice.

    Read your condo CC&Rs. We are responsible for pipes under our slab, including the ones in the garage and patio. I'm pretty sure we're responsible for the line up until the point where it connects into the system. At that point, it's EPCOR's responsibility.

    I heard there are some cases of Orangeburg above Grand. In any case, given what I now know I'd scope the system on any purchase. And depending on what the results were, I might do lining preemptively. It wouldn't deter me from buying in an older community at all. There are many cases of newer construction having problems as well.
