Sun City Census Data 2010

    While doing some filing this morning, I found a copy of Sun City CDP QuickFacts from the US Census Bureau. You can easily find the two page report yourself via Google etc. A few items from the report caught my attention:

    1. Sun City's population declined by 800+ between 2000-2010. (38,309 vs. 37,499)
    2. 74.9% of residents are over 65.
    3. 96.5% are white.
    4. 58.3% are female.
    5. 5.7% are foreign born.
    6. 90.1% are high school graduates and 21.1% have at least one college degree.
    7. There are 28,169 housing units in Sun City, and 85.2% are owner occupied.
    8. 12.9% of the housing units are multifamily.
    9. $153,700 was the median value of owner occupied units.
    10. Median household income was $35,304 with 6.5% living below the poverty level.

    I only pulled a few samples of information provided by the report. Take a look for yourself.

    The "multifamily" puzzles me.
    Would that mean that a son or daughter is living with parent/s?

    No! Think Royal Oaks, El Dorado, etc.

    Royal Oaks residents aren't deeded owners like El Dorado where they actually purchased their condo unit. Multifamily would include housing such as condos, duplexes, twin homes etc. When reading Sun City statistics it's important to understand that the information from the 85373 zip code is included even though all of that zip isn't within the Senior Age Overlay.

    What's most intriguing about those stats Fairness is they are always evolving. Think about it: Since the 2010 census (dependent on what month it was concluded), there has been somewhere between 5000 to 6000 home sales. With 27,000+ homes, we're talking a nearly 20% turnover in owners.

    The real question is: Who are the people buying them and what are their ages? How many are investors, and who are their renters?

    Back to the census, it does give us an interesting snapshot of the community. I was surprised at the number of foreign born and I would have guessed there would be a higher percentage of females (given the mortality charts). And I think the difference in numbers of households is higher than our stats from the RCSC because there are a number of non-qualified households.
