Couple coming soon to Sun City

    My husband and I are just starting our look for a place in Sun City. *We have driven through many neighborhoods and are so impressed to see vehicles in garages not all over the street and yards taken care of...I believe I heard it called adult Disneyland for happy, friendly people and cleanliness. *Our price point has us looking in phase one and phase two of Sun City. *We have a few questions as we will be sunbirds, on the four plex and geniuses homes and common walls...how is the noise level? *Have noticed through Zillow a variety of HOA fees any where from $100 to $230 do they cover different things depending on the area? *Anxious to visit the Visitor Center and in a couple months start a more serious look as we are currently locked into a lease on a home we rented when we moved here 2 years ago as we thought we wanted a family neighborhood but now know that is not what we want. *Looking forward to getting to know many of you.

    It's a good idea to do so in advance because space fills up fast.

    BTW. SC is a GREAT place to live. People are very friendly and there is lots to do not only in SC

    Keep in mind many sellers do not list in the summer because sales are lower. People don't want to take a chance and keep their house on the market longer than needed as it always looks bad when a house is on the market for a long time.

    But time on the market is not always relevant. The year I bought I had been looking online at the this patio home off and on. It was on the market for almost a year. The price was good, it looked good online so couldn't understand the length. I thought something must be wrong with it. I finally visited. It was beautiful. Hardly needed any updates, just one odd thing easily fixed. I almost made an offer but then decided to buy on the lake instead. Funny thing is someone bought it the day after I looked at it.

    Hey Shears welcome: The 4 plex's aren't bad from a noise standpoint. Mom had one before she died and it was pretty nice. The biggest variation of condo fees is when the roofs are covered under the HOA. Be careful there, because the genesis models are heavily grassed and if the water consolidation goes through, the costs will explode. You may want to shop attached home with some or all desert landscaping in place.

    You can't go wrong in Sun City. The funny thing is summer was traditionally a softer market for home sales, but i just saw the Preservation and Improvement Fund (PIF) for July was in excess of $800 K. That translates to some 250 plus home sales that month. Everything sells if it is priced right.

    Enjoy the hunt, one of those stressful but fun times. Remember this, if you miss the home of your dreams, there's another one right around the corner (literally). We average 2000 plus home sales per year which means there is a constant churn of properties.
