Flood Insurance?

    I'm still in Hawai'i, not in SC yet. I've been watching and reading about the monsoon storms and floods. Makes me wonder if flooding is possible in my area of SC, on the south side of W. Thunderbird between 108th and 110th. It doesn't seem to be in a known flood plain although I can't really make heads or tails of the FEMA maps, but climate change seems to be skewing everything anyway. Cut to the chase, should I be buying flood insurance?

    Well as the saying goes, it's better to have it and not need it then need it and not have it !

    Flooding is possible most anywhere especially in the desert, there are a few steps you can take
    to make sure your place is semi safe. make sure the grade slopes away from the house is the biggest.
    when we had a huge monsoon in '04 I noticed puddling in my gravel yard 25 tons and eleven years
    later no puddling or standing water. Keep your gutters clean if you have them the palm tree stuff
    seem to be like a magnet. if there are no gutters decorative bricks under the roof line and just a bit tilted
    will send the water away from the house and you will not have the ground get beaten creating a divot.

    IMO, if a few steps are taken FI would be a personal choice. I choose not to have it ;)

    In a big rainstorm, streets in Sun City get flooded very fast. Especially at the intersections.

    That doesn't happen very often and I just stay home when it does.

    Del Webb did a good job of checking out weather conditions in SC.
    We rarely have anything extreme. East of Phoenix gets the brunt of storms.

    In my 8 years I have only seen two (2) dust storms come over SC.
    Actually, they are interesting to watch as long as you are not out on the road!

    The weather man is not too accurate. Rain was predicted for the last 3 day.
    I didn't see a drop. Did you?

    Interesting LinW (or should I say "neighbor"). The condo we're purchasing is only a couple blocks away from you. I hadn't even considered the possibility of needing flood insurance. Thanks for bringing it up.

    Nope, don't need it. The bigger problem with the monsoon's is the wind as they take down trees and cactus when they get really fierce.

    I'd agree, in fact a lot less trees would go down if they were gleamed
