If you didn't make it to the RCSC Member Exchange on 12/4 or watch it on YouTube, there were two items of interest. There will be NO increase in the annual RCSC assessment this year! Granted they did demand a big increase last year but no increase for 2018 is great.

The other item is the motion to earmark $3 million towards getting something done at the Grand Avenue property. General landscaping, maintenance, initial planning and some repairs will get underway so the big vacant hulk of a building won't just be an untouched eyesore. Yay!

Nothing was said about the newly established Long Range Planning Committee but the names of the members should be announced soon.

For some reason it is my understanding that there was no dues increase YET although it could still occur for 2018. I am surprised that the $3 million initial price tag wasn't questioned more. That is a lot of money considering no other structures were noted. A redo of the South golfing facilities is only $1.6 mil. Has anyone estimated the total costs of the Grand project when totally completed? Is it possible it could be greater than the proposed redo of Mountain View rec center ($10-11 mi) or the proposed redo of Lakeview rec center ($11-12 mil)?.....just asking........

While that building was still occupied by Furr's Restaurant, one of their managers told me they thought their lease would be renewed with minimal increase since placing a new tenant in the building "requires it be brought up to code". They indicated doing so would be very expensive for the landlord since the building's electrical, plumbing, HVAC, etc were in pretty bad shape . Unfortunately the landlord did raise the rent -- to a level Furr's couldn't afford and Furr's left. The building sat vacant for a year or so and then was occupied by an oriental buffet restaurant, then vacant, then another oriental buffet restaurant, then vacant until purchased by theRCSC. It's not clear how the landlord circumvented the code issue as there was never enough construction activity to indicate it was being brought up to code for these last two tenants. But, if code remains an issue, it might take lots of dollars just to get a C of O.

The 3 million initial earmark is just a drop in the bucket for what the total cost for the Grand Avenue Center will be. I am curious to see what President Hoffer meant by "We have other things in the works for the Car Club." when asked about building plans for them at the Grand Avenue site. What? When? Where? Planned by whom?
